Freddie Mac predicts healthiest housing spring since 2007

Buying a Home

Continued low mortgage rates, increased house prices and improving consumer confidence are all factors contributing to increased home sales heading into the spring homebuying season, according to Freddie Mac’s March economic and housing outlook. Compared to 2012, Freddie Mac expects home sales to increase 8% to 10% in 2013. Housing starts are anticipated to increase to 950,000 units for 2013 compared to 780,000 in 2012. Last year, real estate added $1.5 trillion to balance sheets, while increasing outstanding residential mortgage debt by 0.1% in the fourth quarter of 2012. This […]

The recent rises in asking prices has been outpacing the increases in rents, but home buying still may make more financial sense, a new study shows. Owning a house was found to be 44 percent cheaper than renting, according to the latest study from Trulia that compared the costs of the two. The study found that owning is less than half the cost of renting in 46 of the 100 largest metros. “Buying a home is cheaper than renting in all of the 100 largest metro areas,” according to Trulia. Mortgage Rates Reverse, Head Lower This Week

Mortgage Loan

Mortgage rates moved lower this week, just in time for the spring home buying season, Freddie Mac reports in its weekly mortgage market survey. After rising last week, the 30-year fixed-rate mortgage reversed course and inched back down. The 30-year fixed-rate mortgage — the most popular among home buyers — has remained below 4 percent for a year. “Low and stable inflation is placing downward pressure on fixed mortgage rates,” says Frank Nothaft, Freddie Mac’s chief economist. Here’s a closer look at mortgage rate averages for the week ending March […]

Molester Sued by Neighbors to Make Him Buy Their Home

Buying a Home

A Pennsylvania couple is suing a neighbor — who once pleaded guilty to sexually molesting their daughter — trying to get a court to force the man to buy their $350,000 home. The child’s parents say they don’t want to live next door to the man, and their lawsuit charges that they are “under duress to move” and that his presence next door is “ultra-hazardous given the close proximity.” In their lawsuit, the parents assert their home is “virtually unmarketable” because of having a registered sex offender living next door. […]

Homebuilding Soars to Highest Level in 4 Years

Other

Housing starts surged in February as well as future permits for future construction to the highest levels since 2008 — a sign that the new-home market is picking up steam just in time for the spring buying season, the Commerce Department reported Tuesday. Overall housing starts rose 0.8 percent in February to a 917,000 annual rate. Single-family housing starts, which make up the biggest bulk of that total, reached their highest level since June 2008. Meanwhile, multifamily starts rose 1.4 percent in February to 299,000 units. “Demand for new homes […]

Some Home Features Have Strong Pulls with Certain States

Other

There can be geographic differences in home feature preferences, and home sellers and their real estate professionals are using that to highlight them in their listings. For example, in Hawaii, sellers like to promote “lanai” porches that were built by expert porch builders, while in Fairfield County, Conn., most listings promote “stone walls.” You may also install a Screen Porch Enclosure around your porch to add privacy to your outdoor space. Trulia recently looked at where terms of certain amenities turn up 10 times more often than other parts of […]
