Buyers Try Their Luck at Housing Lotteries

Where buyer demand is high, some builders are holding lotteries to determine who gets to purchase homes in their developments.

For example, O’Brien Homes has been holding monthly housing lotteries in Sunnyvale, Calif., for its development Fusion, a 228-unit development. The builder decided to start having lotteries after potential buyers had camped out for the openings of other new condos in the area.

Each month, O’Brien Homes has attracted around 50 eager, pre-qualified buyers—who already have their down payments secured—to enter the lottery. Only about 10 or so sites are available to lottery participants each month. Participating buyers are given a bingo ball and then must wait for the builder to pick a ball from the tumbler to see if they have a chance at purchasing a home. O’Brien has begun to give returning buyers and extra bingo ball to better their chances of winning.

For some buyers, the lottery system has proven frustrating, as they return month after month trying to snag a chance for one of the homes, says Susie Frimel, a spokeswoman for O’Brien Homes. Also, the prices are rising practically every time. Two-, three-, and four-bedroom homes ranged from $420,000 to $620,000 when the lotteries first began, but now have posted a 32 percent increase, ranging from $555,000 to $815,000.

Other builders are reportedly trying the lottery system too, such as Shea Homes in Livermore, Calif., GL Homes in Florida, and Camberley Homes in northern Virginia.

“[O]ur homes are at a price that we are willing to accept and not force customers to potentially get into a bidding war,” said Marcie DePlaza, GL Homes division president, explaining to CNNMoney the company’s decision to hold a lottery recently to sell off 11 of its model homes in Delray Beach, Fla. “So for us, the lottery is the fairest way to determine the priority in which customers will be able to purchase our model homes.”

Agent Finds Explosives in Home for Sale

A real estate professional discovered what appeared to be pipe bombs in a crawl space of a vacant Nashville home that is listed on the market. The agent made the potentially explosive find at 7 p.m. Sunday, and contacted authorities.

More than a dozen neighbors were evacuated from the area as a bomb squad was called out to remove the devices from the home. The bomb squad determined the devices were hazardous. Nearby roadways were also closed for hours.

Authorities told reporters that they believe the devices may be training simulators. The bomb squad will reportedly continue to test the devices, however, to make sure they aren’t explosive.

Some Sellers Choosing Preferred Lenders

In some situations, a buyer puts in an offer on a home and they’re discovering that the seller already has lined up a potential mortgage lender for them, in an effort to help get all parties to closing smoothly and without delay.

“Some sellers are finding lenders willing to provide financing for an eventual sale even before they put their condos or co-ops on the market; they then add language to the sales contract requiring buyers at least to obtain preapproval from the seller’s preferred lender,” The New York Times reports.

The move is to help sellers avoid wasting time on buyers who can’t ultimately secure the financing on their own. The approach is similar to how developers secure a preferred lender for buyers to use, if they opt to.

“With a lender in place, the seller can add language to the sales contract that requires buyers to be preapproved by that lender,” The New York Times reports. “The buyer can still apply for a mortgage with another lender, but if that doesn’t work, they agree to apply to this source which we know will lend in this building,” The New York Times reports.

Buyers Will Pay Extra for These Features

Some home shoppers say they are willing to spend thousands of dollars above the price of the home in order to have certain interior features.

The most coveted home features tend to center around the kitchen, such as stainless steel appliances and a kitchen island, says Errol Samuelson, president of realtor.com.

24/7 Wall St. used data from the National Association of REALTORS® to determine some of the most desired home features. Here are eight features that made the list and how much extra, on average, buyers say they’re willing to pay for having that feature in a home:

  • Central air conditioning: $2,520
  • New kitchen appliances: $1,840
  • Walk-in closet in master bedroom: $1,350
  • Granite countertops: $1,620
  • Hardwood floors: $2,080
  • Ensuite master bath: $2,030
  • Kitchen island: $1,370
  • Stainless steel appliances: $1,850

Builders Raising Prices, Limiting Supply

Those looking to buy new homes will likely start to see price hikes, and possibly a smaller selection. Many of the nation’s builders say they’ve had to increase prices due to the rising costs of land, labor, and materials.

For example, Pulte’s sale price, on average, has increased 10 percent to $287,000 in the first quarter of this year. Meanwhile, the average existing home price was $233,200 in March, according to the National Association of REALTORS®.

“Builders are feeling pinched by rising costs of key building components which is causing home construction costs to rise at a faster pace than appraised values,” says David Crowe, chief economist of the National Association Home Builders.

Some builders are limiting sales in order to keep prices higher.

“We are pricing our homes and limiting the number of lots we’re releasing for sale in some communities to better manage our order volumes relative to our production capacity, and to maximize our profit from those communities,” Meritage CEO Steven J. Hilton wrote in the company’s quarterly earnings report recently.
