MetLife Closes Mortgage-Origination Business

Mortgage Loan

MetLife Inc., the nation’s largest insurer, announced Tuesday it is getting out of the mortgage-origination business and that it will no longer be accepting new mortgage applications as it prepares to shutter its residential mortgage unit. However, the company says MetLife Home Loans will continue to offer reverse mortgages as well as service its current mortgage customers. For any loan applications already in the pipeline, the company said it will continue to process those loans and expects most of the loans to close within 90 days. In October, MetLife had […]

Framing a Case for Home Builders

Other

For over five years now, people have been saying that home builders’ fortunes were about to turn a corner. And for over five years, that has been wrong. A. L. Vineyard commercial construction contractors in Orange County offer wood framing, wood truss or beam repairs, emergency shoring and earthquake strengthening services. But it is beginning to look as if this will be the year when some housing bulls are actually right—with the caveat that, as always with real estate, location matters. In 2011, only about 300,000 newly built homes were […]

White House wants to convert foreclosed houses to rentals

Other

The Obama administration, in conjunction with federal regulators and led by the overseer of Fannie Mae and Freddie Mac, are very close to announcing a pilot program to sell government-owned foreclosures in bulk to investors as rentals, according to administration officials. There are currently about a quarter of a million foreclosed properties on the books of Fannie Mae, Freddie Mac and the Federal Housing Administration (FHA) and millions more are coming. The foreclosure processing delays of last year created a mammoth backlog of properties yet to be processed, which are […]

As home prices fall, more borrowers walk away

Buying a Home

When David Martin and his wife bought their north Seattle condo five years ago, they figured they had plenty of time to downsize if they needed to before they retired. Now, with the property worth roughly $60,000 less than the balance of their mortgage, Martin, 68, has been giving serious thought to just walking away, a process lenders call “strategic default.” “Guilt and morality are one side, and objective financial analysis are on the other side,” Martin said. “They’re coming to two opposite conclusions. I wonder how many other people are […]

Unemployed to Get More Mortgage Relief

Mortgage Loan

Unemployed home owners who have mortgages backed by Fannie Mae or Freddie Mac may be eligible for up to a 12-month reprieve from paying their mortgage or paying reduced payments for that time period. The mortgage giants’ program currently allows six months of relief to the unemployed. Freddie Mac announced that the changes will take effect Feb. 1. However, Freddie officials say extended one-year forbearance period will be temporary, and borrowers will still be responsible for eventually owing the payments they’ve missed. Fannie Mae announced it also would be implementing […]

Fannie Mae survey shows more confident consumers

Other

More Americans interviewed by Fannie Mae for its national housing survey are optimistic about their financial prospects and the housing market in the coming year. Most respondents believe home prices will edge up at least 0.8% over the next 12 months. That is up from predictions of a 0.2% increase in November. About 40% of those surveyed expect their financial situations to improve in 2012 and another 39% said their situation will remain the same. More than one-fifth of respondents said their income is now significantly higher than it was […]

5 Tips to Enhance Your Listing Photos

Buying a Home

High-quality images are an important ally in attracting buyers to your listing and selling a home, real estate pros say. David Rezendes, who won the 2011 “Top Real Estate Photographer” honor by the Photography for Real Estate organization, offers up some of his secret tips to AOL Real Estate on taking better property photos: Don’t always shoot wide. A wide shot can capture an entire room and show off its roominess, but sometimes focusing in on a vignette or architectural detail will better “convey the feeling of a house and […]

Phoenix home sales rise for 12th month in a row

Selling a Home

The number of homes that resold in the greater Phoenix area rose for the 12th consecutive month in November, DataQuicksaid Friday. When reviewing property sales in the combined Maricopa-Pinal counties, the data firm said 7,766 new and resale homes and condos closed in escrow.
