Absorption rates to improve across all property types in 2012

Net absorption rates in the U.S. turned positive during 2011 for all major property types, according to CBRE Econometrics, which expects the trends to continue in 2012 on the heels of employment growth and then accelerate in 2013. The absorption rate is the percentage of units expected to be rented or purchased over a period of time. Many in the real estate industry were concerned that a change announced last year to the maximum seller contributions allowed for Federal Housing Administration-insured loans could cause more deals to fall apart. The FHA announced last year that it would cut seller contributions from 6 percent to 3 percent for purchases using FHA-insured loans. New home sales drop 2.2% in December as 2011 hits record low

New single-family home sales fell 2.2% to an annual rate of 307,000 in December from 314,000 a month earlier, according to the Commerce Department. The seasonally adjusted rate, dropped 7.3% from 331,000 a year earlier. The preliminary estimate for actual new homes sold in 2011 came in at 302,000, 6.2% below 323,000 sold in 2010. Even if the promising mortgage refinancing plan President Obama announced Tuesday night passes Congress, critics say it will fall short of solving the deepest housing problems. The White House did not release great amounts of detail, but the plan would help homeowners current on their mortgage to refinance down to a lower rate and save an average $3,000 a year on payments. California foreclosure starts drop 12% in 4Q

Mortgage servicers filed roughly 61,500 notices of default in California during the final three months of 2011, down nearly 12% from the same level the year before, according to real estate analytics firm DataQuick. The pace is the second-lowest level in more than four years. In the second quarter, notices of default totaled roughly 56,600 but increased the next three months to more than 71,200. Sixteen Ohio and Michigan lawmakers have written President Barack Obama a letter, urging federal intervention in handling the swell of abandoned, vacant homes that are battering home prices in the states. The bipartisan group of lawmakers are concerned that the vacant homes will attract crime and further deteriorate neighborhoods. In the letter to Obama, the lawmakers said their local governments need “federal support to demolish the decaying properties on a large scale,” the Associated Press reports.
