Fed Urges More Banks to Rent Foreclosures

Other

To prevent overall home prices from any further potential drops, the Federal Reserve is urging banks to transform more of its foreclosed homes into rental properties. The Fed made the request to banks in new policy guidelines it released Thursday. “Banking organizations should make good-faith efforts to dispose of foreclosed properties,” the Fed said. The Fed has been urging banks to consider more foreclosure rentals for several months. In a policy paper earlier this year to Congress, the Fed argued that if banks turned more of their foreclosed properties into […]

Mortgage rates hold stable: Freddie Mac

Mortgage Loan

Amid mixed signals on the health of the economy, average weekly mortgage rates hardly changed from the prior week. The Freddie Mac survey showed the 30-year, fixed-rate mortgage averaged 3.98% for the week ending Thursday, barely slipping from the prior week’s average of 3.99%. Last year at this time, the 30-year FRM averaged 4.87%. The 15-year FRM, a popular refinancing choice, averaged 3.21%, down from last week when it averaged 3.23%. A year ago, the average rate for a 15-year FRM was 4.1%. Five-year, Treasury-indexed hybrid adjustable-rate mortgages averaged 2.86%, […]

JPMorgan CEO on housing: We made too many mistakes

Uncategorized

In a letter to shareholders JPMorgan ($44.34 -0.07%) Chief Executive Jamie Dimon admits that his bank contributed to the collapse of the American housing industry, but says that progress is being made to rectify the errors. “We were one of the better actors in this situation — but not good enough,” Dimon says. “We made too many mistakes.” Dimon tells shareholders that his bank participated in the disaster by originating mortgages that wouldn’t have been given a decade earlier (“and won’t be given a decade later”). When delinquencies and foreclosures […]

Agents Try to Find Work-Outs After Appraisals

Buying a Home

Appraisals that come in lower than the agreed-upon sales price are a source of frustration for home buyers, sellers, and real estate professionals, as they can quickly derail a deal. If an appraisal comes in 10 percent lower than the agreed-upon sales price, for example, a bank will likely only agree to finance the lower value, which means either a buyer must make up the difference, a seller must come down on price, or the deal falls apart. Homes for sale in declining markets are particularly ripe for appraisal problems. […]

Fed Targets More Banks for Foreclosure Errors

Other

A $25 billion foreclosure settlement among the nation’s five largest banks and federal regulators isn’t the end to regulator’s efforts to repair the wrongs from lenders’ foreclosure abuses. Regulators are casting a wider net on the number of banks they’re eyeing to punish for wrongful foreclosure practices. The Federal Reserve recently recommended that eight more financial firms, which were not part of the government’s settlement, be fined for their foreclosure practices. The eight firms the Fed cited: HSBC’s United States bank division, SunTrust Bank, MetLife, U.S. Bancorp, PNC Financial Services, […]

Moving to the Hudson Valley in 1992, I wasn’t sure if this weekend getaway was a place I could live and call “home”. How Do Men, Women Make Home Buying Decisions?

Buying a Home

While the price of a home and its square footage are important factors in judging a home, women and men also base their decision largely on how they “feel” and whether the home fits their lifestyle, according to a new survey conducted by Coldwell Banker Real Estate. The survey of 1,000 men and women found that the sexes don’t differ too much when it comes to sizing up a home to buy. For more than a quarter of home buyers, the home’s “feeling” has to be just right to make […]
