Obama administration officials and lawmakers say AIG’s mortgage insurer is hampering efforts to refinance government-insured mortgages by refusing to automatically waive its right to go after lenders for loans that sour. The Consumer Financial Protection Bureau proposed a redesigned mortgage form Monday that sets out to help home buyers better understand the cost and risks of getting a mortgage. The U.S. foreclosure inventory — consisting of loans that have been referred to an attorney for foreclosure but have not yet completed the process through a sale — hit 4.1 percent of all active mortgages in May, holding near-record highs. Lender Processing Services reported significantly higher numbers in judicial foreclosure states, at 6.5 percent of all loans, compared to non-judicial states, where the foreclosure inventory settled at 2.5 percent. The Obama administration’s latest housing scorecard shows signs of stability filtering into the housing market, with home equity numbers rising 7.4% between the fourth quarter of 2011 and the first quarter of 2012. The scorecard – which is compiled by the U.S. Department of Housing and Urban Development, the Obama administration and Treasury – noted that home equity rose $457.1 billion in the first quarter of 2012, the highest level reached since the second quarter of 2010. Real estate professionals are investing in a number of tools to expand their reach to customers. According to a new survey by ActiveRain of 2,000 real estate agents, 63 percent of repondents say they have their own Internet Data Exchange (IDX) Web site, which features home listing feeds from their MLS. Their average expenditure on an IDX Web site is $75 per month, according to survey respondents.
