Buyers Want a Bargain? Here’s Their Chance!

Buying a Home

For home buyers who are looking for a chance to buy low, they may not want to drag their feet too much longer. “Home prices have probably bottomed in most markets,” David Crowe, chief economist at the National Association of Home Builders, said in an NBC News-hosted Web chat with online visitors last week. “Mortgage rates are not likely to go down much further and will eventually rise as the economy recovers. Home builders are hungry and while you will still have to pay a fair price, you may not […]

Cities Weigh Eminent Domain for Underwater Mortgages

Mortgage Loan

Several local governments across the country are considering using the power of eminent domain to seize underwater mortgages — a controversial move that has been drawing widespread criticism in recent weeks. While the governments are considering various ways how to use eminent domain, the basic approach seems to be that the local government would seek court approval to pay a “fair market” value to a lender or investor holding the home owner’s underwater mortgage water treatment. If the local government is granted approval to take control over the mortgage, it […]

Inventories Hover at Historic Lows

Buying a Home

While buyer demand is picking up, many consumers increasingly are finding fewer choices in housing these days. The number of homes for sale continues to remain at record lows with the nationwide inventory of for-sale single-family homes, condos, townhomes, and co-ops is about 19 percent below inventory levels from a year ago, Realtor.com reports in its analysis of July housing data of 146 markets. “Low inventories, combined with rising list prices and lower times on market, are positive signs that the overall market is in a stabilization mode,” Realtor.com reports. […]

Regulators Propose Appraisal Rules for High-Risk Loans

Mortgage Loan

Six federal regulatory agencies have proposed new appraisal standards for high-risk mortgages that aim to give borrowers more information about their loans. The Federal Reserve, along with five other federal agencies, have recommended adopting rules that would require lenders to use certified or licensed appraisers who prepare written reports that must be based on a physical inspection of the home. The proposal, if approved, also would require creditors to disclose to the borrower the purpose of the appraisal and supply them with free copies of the appraisal reports afterwards. If […]

Builder Confidence Soars to 5-Year High

Other

Builder confidence in the new-home market continued to inch higher this month, reaching its highest level since February 2007, according to the National Association of Home Builders/Wells Fargo Housing Market Index, which measures nationwide builder sentiment about current and future sale conditions and buyer traffic. This marks the fourth consecutive month that builder confidence has been on the rise. “From the builder’s perspective, current sales conditions, sales prospects for the next six months, and traffic of prospective buyers are all better than they have been in more than five years,” […]

Can Home Owners Cash in on Political Conventions?

Buying a Home

Many home owners who live near the sites of the Democratic and Republican national conventions in Charlotte, N.C., and Tampa, Fla., are seeing the events as an opportunity to earn extra cash by offering up their homes as short-term rentals to attendees. While some convention attendees may be lured to the roominess of a home over a cramped hotel room, some real estate professionals say that many home owners may be getting too greedy with their asking prices, particularly in places where hotels are plentiful. On Craiglist, more than 900 […]
