July Pending Home Sales Rebound

Pending home sales rose in July to the highest level in over two years and remain well above year-ago levels, according to the National Association of REALTORS® (NAR). The Pending Home Sales Index, a forward-looking indicator based on contract signings, rose 2.4 percent to 101.7 in July from 99.3 in June and is 12.4 percent above July 2011 when it was 90.5. The data reflect contracts but not closings. The latest industry reports are showing housing prices on the rise, and it has made more sellers want to raise their asking price, according to industry insiders. Fannie Mae, one of the nation’s mortgage giants, announced new lending restrictions that might make it even more difficult for some home buyers to qualify for a loan. New applicants and home owners looking to refinance may find they have to meet more stringent standards, such as in meeting new loan-to-value ratios in qualifying for a mortgage. The U.S. home ownership rate has sunk lower, reaching a 50-year low at 62.1 percent, according to a new report from John Burns Real Estate. The rate differs from what the Census Bureau is reporting of 65.5 percent. Americans are getting more optimistic about their financial future, and they believe housing still plays an important part in that, according to a poll of 1,000 to 2,000 people conducted by FTI Strategic Communications. Mortgage rates extend upward journey

Fixed-rate mortgages rose for the fourth week in a row along with other long-term yields after hitting a historic low amid continued positive housing data. The Freddie Mac survey showed the 30-year FRM averaged 3.66% for the week ending Thursday, up from last week’s rise to 3.62%. Last year at this time, the 30-year FRM averaged 4.22%.
