A new Trulia study shows that owning a home is more affordable than renting over a seven-year time frame in America’s 100 biggest cities. Trulia collected data on homes for sale and for rent from its Web site between June 1, 2012 and August 31, 2012, and factored in such items as transaction costs, taxes, and opportunity costs. The study assumes that the home is sold after seven years and includes closing costs, maintenance, insurance, property taxes and other costs. Foreclosure starts are down 13 percent from a year ago when they had reached a 17-month high, RealtyTrac reports. Foreclosure starts include default notices or scheduled foreclosure auctions. Many experts had been predicting a foreclosure wave to occur this summer with foreclosures reaching elevated levels. But the “wave” has yet to materialize. Americans are increasingly more optimistic about the direction of the housing market, according to a monthly survey of more than 1,000 Americans conducted by Fannie Mae. The majority of those surveyed expect home prices to rise 1.6 percent in the next year.
