Featured Sacramento Gay Realtor: Shell, RE/MAX Gold Real Estate

Buying a Home

I began in local real estate in 1995. I received my license in 1997 and sold 20 homes in my first year (a ‘down’ market at that time). Obviously, real estate is a VERY GOOD match for me. I’ve never been a “sales person” in the true sense of the word. I feel that homes sell themselves. However, what I provide is Service, Knowledge & 100% Customer Satisfaction. And I answer my phone….this is a big deal in real estate, […]

Chicago, San Antonio, and St. Louis are the test markets that Centex Homes is using to convert younger tenants to owners. Fred Ehle, vice president of marketing for PulteGroup, Centex’s parent company, told writer Mary Umberger that the huge demographic was poised for the transition. “We’re marketing these homes, not with an advertised sales price of $130,000, […]

Mortgage Loan

Closing costs have dropped by 7 percent over the last year, according to an annual survey on closing costs conducted by Bankrate.com. Closing costs average $3,754 nationwide. Title insurance and other third-party fees also saw a drop in the last year, falling 12 percent, and origination fees fell 1 percent, according to Bankrate.com’s survey. “This is the second year in which lenders are required to estimate third-party fees within 10 percent of the final cost. It seems like they’re getting […]

Did the Housing Crash Affect Home Ownership Views?

Other

Depending on how Americans’ experienced the housing crash—whether they were a home owner or a bystander reading about it in the news—as well as their age influenced their perceptions of home ownership today, according to a new study by economists at the Boston Federal Reserve. Two-thirds of Americans who did not personally suffer a loss directly from the housing crisis and who knew of the housing crisis merely from the media have not changed their views toward home ownership. They […]

‘Stigmatized’ Properties Can Offer Big Bargains

Buying a Home

Home buyers who can stomach some misfortune in a home’s past may be able to find big discounts. For example, buyers can expect to pay 10 percent to 25 percent off the regular market home price for a stigmatized home, according to real estate consultant Randall Bell of Bell Anderson & Saunders. And depending on how bad the crime was that occurred at the home, the more a home buyer can expect in discount to the price. “In large, it […]

‘Immobile Move-up Buyers’ Press on Market

Buying a Home

Inventory of for-sale homes on the market has fallen 24 percent from a year ago and many are pointing to the “immobile move-up buyer” as the reason behind the drastic drop. Some analysts say the lack of move-up buyers in the market may also slow the overall housing recovery. Housing affordability—due to fallen home values and ultra-low mortgage rates—is at record highs. But mortgage applications for home purchases are down by 6 percent over the last year, according to data […]
