Lending Gets Even Tighter for Borrowers

Mortgage Loan

The average FICO score for first-lien loans reached 750 in October, a rise from 741 in August, according to Ellie Mae, an analysis that encompasses about 20 percent of all loan applications in the U.S. Meanwhile, the average FICO score on applications that were denied by lenders was 706. That is up from 700 compared to year ago levels and 697 in September 2011. Last week, Federal Reserve Chairman Ben Bernanke said that tighter lending conditions are contributing to a housing slowdown. He said that some tightening in mortgage lending […]

Home Builders Feeling Better About Market Conditions

Other

Home builder confidence for the new, single-family home market posted its seventh consecutive month gain, reaching its highest level since May of 2006, according to the November index by the National Association of Home Builders and Wells Fargo. “Builders are reporting increasing demand for new homes as inventories of foreclosed and distressed properties begin to shrink in markets across the country,” says NAHB Chair Barry Rutenberg. “In view of the tightening supply and other improving conditions, many potential buyers who were on the fence are now motivated to move forward […]

FHA Looks to Raise Mortgage Fees to Avoid Bailout

Mortgage Loan

The Federal Housing Administration plans to raise its mortgage fees next year in order to help avoid a taxpayer bailout, the Obama administration announced. A report last week revealed the FHA, which insures mortgages, faces a $16.3 billion deficit due to a rise in mortgage delinquencies over the last few years, particularly among loans that originated during the housing bubble from 2007 through 2009. FHA says it plans to raise its premiums on loans it guarantees by 10 basis points, which equates to about $13 per month extra to borrowers’ […]

HUD: FHA does not need immediate Treasury rescue

Other

The U.S. Department of Housing and Urban Development reacted to the Federal Housing Administration audit report, stating that a petition to Congress for a Treasury draw is not immediately needed. With the housing market still in recovery, the capital reserve ratio of the fund used to support single-family mortgage and reverse mortgage insurance programs dropped to a negative 1.44%, with a negative economic value of $16.3 billion. Given the downturn, this does not mean FHA has insufficient funds to pay for insurance claims, a current operating deficit or a need to […]

Bernanke: Housing is not out of the woods, lending remains too tight

Other

The housing market experienced signs of recovery this year, but it’s far from out of the woods with 20% of mortgage borrowers still underwater, Federal Reserve Chairman Ben Bernanke said Thursday. The Fed Chair discussed housing and mortgage finance at the Hope Global Financial Dignity Summit in Atlanta. Bernanke said the Fed is pleased with the recent nine-month span of consecutive home price increases. But weak construction numbers remain a drag and “7% of mortgages are either more than 90 days overdue or in the process of foreclosure,” he added. […]
