Widows Increasingly Face Foreclosure

Other

Just as the housing market is recovering, a growing group of homeowners–widows over the age of 50 whose husbands alone were holders of the mortgage–are losing their homes to foreclosure. Homeowners over 50 are falling into foreclosure at the fastest pace of any age group, according to nationwide data, in part because women are outliving their spouses and are unable to cope with cuts in their pensions, ballooning medical costs, and the fine print on their mortgages. While there are no exact measures of how many widows have entered foreclosure, […]

Home Sales Help Lift Economy

Selling a Home

The economy got a little boost in October and November that was mostly attributed to an increase in home sales and consumer spending, according to the Federal Reserve’s Beige Book. Nine of the Fed’s 12 regional banking districts showed growth during the time period. However, the Northeast had notably slow economic growth, which was mostly attributed to the impact of Hurricane Sandy, which struck the region in October. Economic growth was notably slower in New York, Philadelphia, and Boston, which the Beige Book noted also had a slowdown in sales […]

What’s Really Driving the Rise in Home Prices?

Buying a Home

The Wall Street Journal recently cited five significant factors behind the rise in home prices, as numerous markets see significant year-over-year gains. The big price drives are: 1. The rise in housing affordability – which is drawing more buyers out into the market who are looking to cash in on low mortgage rates and fallen home prices compared to a few years ago. 2. The rise in household formation – which is expected to hit 1 million new households this year. That is up from an average of 570,000 over […]

Appraisals: Reflecting Market or Hindering It?

Selling a Home

Low-ball appraisals are hurting home sales, real estate agents and home sellers complain. In recent months, low housing inventories in many markets have sparked bidding wars on some homes. The bidding wars have helped push up home prices higher than recent comparable sales, agents say. But a low appraisal then threatens to derail the deal, they add. Appraisers have faced criticism over their property valuations in recent years, and have been accused of using foreclosures and short sales as comparable sales—without adjustment. However, appraisal firms say the idea that appraisers […]

‘Pocket Listings’ Become Growing Concern

Uncategorized

Off-market listings—also referred to as “pocket listings”—are hurting the housing market by depriving home buyers of a full perspective of what’s actually for sale, some real estate agents say. They argue homes that aren’t ever listed on the MLS are then not available to be used as comparable properties for appraisals, other sales, or mortgage refinancing—leaving a skewed picture of the housing market, according to a recent article in The Cleveland Plain Dealer. A growth in homes unlisted on the MLS in Northeast Ohio is prompting real estate leaders there […]
