Mortgage defaults increased nationwide in the fourth quarter as more Americans began to default on all types of consumer debt. The S&P Dow Jones/Experian credit default indices made this alarming trend more transparent in data released Tuesday. The indices national composite, which measures all consumer defaults, increased for three consecutive months in a row, reaching a 1.72% default rate in December. Home prices nationwide, including distressed sales, rose 7.4% year-over-year in November, according to the latest home price index from CoreLogic ($26.90 0%). This change represents the ninth consecutive month of year-over-year price gains and the largest increase since May 2006. Distressed sales excluded, home prices jumped 6.7% from last year in November 2012. According to CoreLogic’s HPI report, all but six states experienced annual price gains in November: Connecticut, Delaware, Illinois, New Jersey, Pennsylvania and Rhode Island. With a housing market on the mend in many areas, some cities are experiencing big increases in home prices. “What a difference a year makes,” says Jed Kolko, Trulia’s chief economist. “In 2012, prices rose in 82 of the 100 largest metros, compared with just 12 metros seeing price increases in 2011. The inventory of foreclosed homes posted big drops in the final months of 2012, Lender Processing Services reported Monday. U.S. homes in the foreclosure inventory dropped 3.51 percent in November — following a 2.84 percent decrease in October, and a 10 percent decline in September. LPS says the National Mortgage Settlement may have been a big factor in the drop and could be delaying the pace of foreclosures.
