Housing will contribute to gross domestic product in 2013, barring some unforeseen double-digit recession or economic downturn, Fitch managing director Robert Curren said Tuesday. Fitch projects single-family housing starts will grow 18% in 2013, with new home sales rising 22% and existing home sales edging up 7%. Rising home prices pulled more than 100,000 homeowners out of negative equity in the third quarter of 2012, bringing the total number of borrowers rebounding from ‘upside-down status’ to 1.4 million through the first three quarters of the year, CoreLogicsaid. By the second quarter of 2012, 1.3 million borrowers had reached positive-equity status. And by the third quarter, 10.7 million, or 22% of all residential properties with a mortgage, remained in negative equity, down from 10.8 million properties in the second quarter. Moody’s: Single-family rental equity securitization poses more risk

The “equity” structure favored by bankers for deals in which real-estate investors create securities backed by the rental payments of single-family homes poses significant risks to investors, Moody’s Investors Service noted in its research report. Such a structure would expose investors to risks that are not typically present in residential mortgage-backed securitizations and commercial mortgage-backed securitizations.
