5 States With Highest Number of Underwater Borrowers

Buying a Home

The number of home owners underwater on their mortgage—owing more than their home is currently worth—continues to drop, but “sand states” still account for the highest number of borrowers facing negative equity. Twenty-two percent of all residential properties with a mortgage—or about 10.7 million home owners—were underwater by the end of the third quarter for 2012, according to CoreLogic data. From September 2011 to September 2012, 1.4 million home owners had moved from negative equity to positive equity. Rising home prices are pushing more Americans above water, as they once […]

U.S. home prices crawl upward

Buying a Home

U.S. home prices continued to inch their way up, showing a 0.5% increase from October to November, according to the latest Lender Processing Services home price index. Home prices grew 5.1% year-over-year, based on LPS’s analysis of homes in 15,500 ZIP codes. The LPS HPI is a study of non-distressed home sales and discounts the influence of REO sales and short-sale transactions. The average price for a home sold in the U.S. in November reached $207,000, dropping from a peak of $266,000 in June 2006, but up from $197,000 in […]

Pending Home Sales Index Down 4.3%

Selling a Home

The Pending Home Sales Index, an indicator that reflect contracts but not closings, fell 4.3 percent in December. While pending home sales declined last month, they have stayed above year-ago levels for 20 consecutive months, according to the National Association of REALTORS®. NAR breaks the index down by region, and noted that the current local variation depends a great deal on available inventory levels. “Supplies of homes costing less than $100,000 are tight in much of the country, especially in the West, so first-time buyers have fewer options,” said Lawrence […]

Dirty secrets: What’s under the front lawn?

Buying a Home

Homebuyers are naturally curious about the house they want to buy. But there’s one area — under the front lawn — that rarely draws attention until after the deal closes.  Then, whatever’s buried beneath that innocent-seeming expanse of grass can become a major headache to the new homeowner, especially if you have trees, so consider getting a tree removal so you can do some proper lawn care. You can also check out some other perfect ideas which a tree removal company noted here. If you want your lawn to look […]

Fannie Mae: Housing will pave the way in ‘new normal’ economy

Other

The beginnings of the housing rebound, along with the fiscal policy decisions established or currently in the process of being made, give a sense that the economy is beginning to transition back to normal. However, there is uncertainty where this transition will lead and what type of economic growth path looms. Nonetheless, the gained momentum in the housing recovery, which has transitioned to a faster upward track, will be a key contributor to economic growth, Fannie Mae said in its January 2013 Economic Outlook. The housing market is poised to […]

High-Priced Listings Battle Against Low Appraisals

Other

Real estate professionals of multimillion-dollar listings are increasingly finding the transaction more complicated by low appraisal values with properties not appraising for what the buyer and seller agreed to, The New York Times reports. “There are not enough good comps, and appraisals are coming in lower,” says Peter Grabel, a senior mortgage loan originator for the Luxury Mortgage Corp. in Stamford, Conn. Many lenders of “jumbo” mortgages above $625,500 require two appraisals on properties that are more than $2 million. If the appraised values are a big difference from one […]
